A Look at Maine’s Housing Market Last Month

Maine’s median home sale price rose to $395,000 in February this year with a total of 691 single-family residences exchanging hands.

Home sale volume was down 8.84 percent compared to this time last year, while median sale prices were up 3.34 percent.

According to the Maine Association of Realtors, February is typically a low point in the year for home sales.

During this same period, home sales nationally decreased by 1.1 percent while prices rose 0.2 percent to $401,800.

The median home sale price in the Northeast for February came in at $479,800, a 3.3 percent hike over last year, as sales dropped by 4.1 percent.

Judy Oberg, 2026 President of the Maine Association of Realtors, suggested that the market is showing signs that buyers and sellers are beginning to get on more even footing.

“The data implicates that buyers and sellers are negotiating since the ‘median sold price’ statewide, and for more than half of Maine’s counties, has decreased during the rolling quarter compared to a year ago,” Oberg said.

Data from the rolling quarter showed the York and Cumberland counties continued to have the highest median sale prices at $525,000 and $560,000 respectively. These counties also saw the largest home sale volumes.

Homes in Aroostoock County were sold for the lowest median sale price of $150,000, followed by Washington County at $192,000.

Franklin County saw the the greatest percent increase in sales year-over-year, with the number of homes exchanging hands going up by 54.69 percent during this year.

Homes in Piscataquis County saw the most substantial price increases, rising by 29.16 percent.
