President Donald Trump abruptly canceled a scheduled Capitol Hill ceremony to sign the landmark, bipartisan 21st Century ROAD to Housing Act into law, demanding that Congress first pass the controversial SAVE America Act.
Trump upended the long-awaited signing event through a social media post, declaring the voting-ID overhaul a “National Emergency” that must take priority over the housing package.
The move has placed one of Congress’ most significant housing bills in decades into a political standoff, despite overwhelming bipartisan support in both chambers.
The 21st Century ROAD to Housing Act passed the House by a vote of 358–32 and cleared the Senate 85–5, giving the legislation veto-proof support. But Trump said he will withhold his signature until the Senate advances the stalled SAVE America Act, which would require physical proof of U.S. citizenship to register to vote.
The president’s refusal to sign the bill has triggered a constitutional clock. If Trump does not formally veto the measure, and if Congress does not adjourn, the legislation will automatically become law after 10 days without his signature.
The decision has frustrated Democrats and Senate Republicans alike, many of whom were eager to campaign on the housing affordability package ahead of the 2026 midterm elections.
Trump later downplayed the housing legislation on Truth Social, calling it “of minor importance” compared to his push for lower interest rates and changes to election law.
Supporters of the housing package have described the 21st Century ROAD to Housing Act as the most significant federal housing overhaul in more than three decades. The bill does not include new federal spending but instead relies on deregulation and policy changes aimed at increasing housing supply and lowering costs.
Among its major provisions, the legislation bars large institutional investors and private equity firms from owning more than 350 single-family homes, a move intended to protect inventory for individual homebuyers.
The bill also streamlines rigid federal environmental reviews and offers grants to encourage local governments to loosen strict zoning rules.
In an effort to expand alternative housing options, the measure removes restrictions on factory-built homes, including eliminating the requirement that such homes be built on a heavy steel chassis.
The legislation also establishes pilot initiatives to help municipal governments convert vacant commercial and office properties into affordable housing units.
In addition, the bill expands access to small-dollar mortgages and broadens housing opportunities for military veterans.
For now, the housing package remains caught between a broad bipartisan push to address affordability and Trump’s demand that Congress first act on his election-related priority.




Until we can be sure that the fifteen million fu*king illegal aliens that Joe Biden let into our country CANT vote in our elections , NOTHING …..nothing else should get priority . Shut the place down if we need to .

As for the housing affordability bill, does anyone really expect the people who created the problem to solve the problem?
Only citizens voting is more important and the way the democrats are fighting it tells you all you need to know.
