Last month, Maine homes sold for a median price of $375,000, unchanged from March of 2025. Home sale volume also remained consistent over this period.
Nationally, home sales dropped 0.3 percent in a year-over-year comparison, while prices rose 1.3 percent to $412,400.
In the northeast, sales dropped by 12.2 percent as the median sale price increased 5.7 percent to $494,500.
“As families time their transitions around the school year and Maine’s snow-free months, we expect to see more homes coming onto the market in April and May,” the Maine Association of Realtors said in a statement. “On average, 39 families each business day bought a home in Maine during March and that number will grow during the second and third quarters of the year.”
Over the three-month rolling quarter covering January through March, Franklin County saw the largest uptick in the number of homes sold with a 49.06 percent increase over this same period last year.
Lincoln and Washington counties both saw drops of more than 30 percent during this time frame.
As usual, homes were found to be the most expensive in Cumberland and York counties with median sale prices of $560,000 and $500,000 respectively.
The lowest home sale prices were recorded in Aroostook County at $150,000.
Prices increased the most in Piscataquis County, while they went down by the greatest percentage in Franklin County.
