Home sales rose substantially last month compared to July 2025, with 1,697 properties changing hands at a median sale price of $427,000.
Prices are up 1.67 percent from this time last year, while home sales have increased by 7.75 percent.
July was the first month since 2019 that active home listings exceeded 6,200.
Comparatively, homes in Maine are cheaper than the New England median but slightly more expensive than the nationwide median.
In July, the median home sale price was $440,300 nationwide and $563,800 regionally.
“With increased inventory and the shift toward the autumn season, sellers should consider pricing to their current local market conditions and seasonal trends with the knowledge that buyers, in some markets, can be more discerning and have additional negotiating leverage,” said Judy Oberg, 2026 president of the Maine Association of Realtors, in a statement.
As it did last month, Aroostook County posted the largest uptick from 2025 in homes sold over the most recent rolling quarter, covering May through July, followed by Oxford County.
Hancock County saw the most substantial price increase during this period, while Piscataquis County saw the most notable drop.
